Why the camera matters

A wet ceiling is rarely under the hole that caused it.

Water enters at one point and travels along sheathing, trusses and insulation before it shows up inside. That's why guessing at the stain usually produces a second call-back.

An infrared scan reads temperature difference across the roof surface. Saturated insulation holds heat differently from dry insulation, so trapped moisture appears as a defined shape rather than a hunch. It maps how far the water has spread — something no visual inspection can do.

Why do shingles blow off so easily on newer homes?

Two reasons, usually together. Production roofing on new builds moves fast, and nails placed high or overdriven miss the shingle's nailing strip, so the tab is held by adhesive alone. Second, the self-seal strip needs warm weather to bond — shingles installed late in the season may never fully seal before their first winter. Once a tab lifts, wind gets underneath and the failure spreads along the course.

Can one or two missing shingles really cause a leak?

Yes. The shingle is the wear layer; the underlayment beneath it was never designed for prolonged direct exposure. Once it degrades, water reaches the plywood and travels laterally before it appears inside. A single exposed area is enough to stain a ceiling and start rot in the sheathing.

What happens if I leave a small roof repair?

The cost curve is steep. A shingle repair is a short visit. Once water sits in the sheathing through a freeze-thaw cycle, the plywood delaminates and has to be cut out and replaced — which means stripping and rebuilding that section of roof, not patching it. Add insulation replacement and drywall, and a minor repair becomes a four-figure job.

How does a thermal roof inspection work?

Wet insulation retains heat longer than dry insulation. Scanning the roof as surface temperatures fall makes saturated areas appear as clearly defined warm zones on the infrared image. It maps the extent of moisture below the surface, which visual inspection cannot do, and it distinguishes an actual roof breach from interior condensation caused by a ventilation problem.

Should I repair my roof or replace it?

It depends on the failure pattern, not the roof's age. Isolated damage on an otherwise sound roof — a wind-lifted course, one failed flashing detail, a split seam — is a repair, even on an older roof. Replacement is warranted when failures appear in multiple unrelated locations at once, when the sheathing has lost structural integrity, or when the membrane has shrunk past the point where new material will bond. We tell you which one you have and why.

Do you offer emergency roof repair?
